Only £400 plus VAT. This option will find you a fully referenced and credit checked Tenant and give you the following:

• Free rental valuation to assess the monthly rent achievable of your property
• Free advice on the Tenant Deposit Scheme
• Give you advice on energy performance certificates and gas safety certificates
• Rightmove and online advertising within 24 hours of the valuation
• Vet all prospective Tenants for suitability prior to viewings to weed out time wasters
• Email updates if required
• Attend all Viewings
• Tips to enhance the Rental Value
• A "TO LET" board if required
• Look after keys in a key safe
• Carry out Credit, Employer and Reference Checks through Rentchecks of all Tenants
• Produce the Assured Shorthold Tenancy agreement
• Arrange collection of the deposit and 1st months rent
• Transfer all monies to your Bank Account after the move-in
• Renew Tenancy Agreement for existing tenants for just £100 plus vat, if required

Only a £150 Setup fee and then only 6% plus vat of the monthly rental. All of the "let only" services and the following:

• Ensure the monthly rental is paid into your bank account each month
• Chase tenants for unpaid month rental and send appropriate correspondence
• Carry out a Final Inspection, take meter readings and notify the companies involved
• Return keys to you, or to the new tenants
• Arrange for the return of the tenant deposit

• Around the clock assistant for all house emergencies the tenants may face
• Ensure the monthly rental is paid into your bank account each month
• Chase tenants for unpaid month rental and send appropriate correspondence
• Deal with all queries or emergencies during the Tenancy period
• Advise you on any repairs needed
• Arrange repair work
• Carry out quarterly Inspections of your property
• Carry out a Final Inspection, take meter readings and notify the companies involved
• Return keys to you, or to the new tenants
• Arrange for the return of the tenant deposit
• Arrange for any cleaning or maintenance to your property
• Assist and even attend court if needed if tenants fall into arrears
